Important Rental Information: Rental Periods All rentals are for one week or longer. All rentals are Saturday to Saturday. All rentals start no earlier than 3:00 P.M. All rentals end no later than 10:00 A.M. Rental Schedules High Season is July and August June & September are popular but not at High Season Rates May and October rates are Off Season Money Matters All rentals have a 7% State Lodging Tax. All rentals require a Security Deposit. We do not accept credit cards. If rental is paid by wire transfer, or if you have a checked returned, a charge of $25 will be assessed. First payment is due upon signing of Lease. Final payment is due two (2) weeks before occupancy. Final payment will include Lodging Tax and Security Deposit. We will send you a notice for each payment due. A cleaning fee will be an extra charge for most homes. Please be aware that the normal rate for cleaning is $25 per hour. Other Important Information: Our summer office hours at 79 Summit Road, Northeast Harbor are: Monday - Friday 9:00 a.m. - 4:30 p.m. Saturday & Sunday by appointment "On Call" 7 days a week (207) 276-5014 until 7:30 p.m. If you have an emergence, please leave a message. We will return your call. All of our properties are fully furnished with linens, dishes, pots and pans, silverware and, of course, a lobster pot. There will be a roll of paper towels, toilet tissue in each bath, soaps for each bath; laundry and dish detergent and some cleaning supplies. Homes have basic spices (i.e. sugar, salt, pepper, oregano, basil, garlic powder, cinnamon). All of our rental properties are NON SMOKING. There are phones in each home for local calls only. For toll calls we ask that you use a calling card or your cell phone. Also, internet access is most likely a long distance phone charge, especially so with national companies such a AOL, MSN etc. which do not provide toll free numbers to rural areas. Maine Weather: We have a saying here: "If you donšt like the weather, wait 5 minutes." Wešre not kidding. With that in mind, we suggest the following: Bring warm clothes. No matter how warm it is during the day, our evenings turn cool. It makes for wonderful sleeping weather. Bring layering clothes. Bring raincoats and/or umbrellas. Pets: Most homes do not allow pets. Please do not bring your pet to a home that says No Pets Allowed. If you do, you will be asked to leave and you will forfeit all your monies paid. If your pet is allowed, please do not allow it on the furniture and ALWAYS clean up their messes. If pets are allowed, there will be an additional pet security deposit. Remember to bring a leash with you. There is a leash law here. Dogs are not allowed to be off their leashes on Acadia National Park trails and carriage roads. Also, dogs are not allowed on Acadia National Park beaches. For Your Arrival: Directions and phone number for the home will be sent to you with your last payment invoice. Again please remember, do not arrive before 3:00 P.M We will try to reach you the evening of your arrival to welcome you and make certain all is fine. ENJOY!! Upon Your Departure: It is important to remember that check-out is 10:00 P.M. Please treat this home as though it were yours. Please start a laundry (towels best) as this is what takes the cleaning crew the longest to do. Please strip the beds Please broom clean. Please start load of dishes Please leave keys where you found them on your arrival Please take care of your vacation home as you would want your home taken care of. Breach of Lease Agreement: If any or part of the Lease Agreement is breached, Sally Black Properties and or the owners discretion, all or a portion of the security deposit and remitted payments will be forfeited without recourse. This includes, but not limited to, breaches in the pet allowance, smoking allowance and also the amount of maximum occupancy. Not only will your monies be forfeited, you will also be asked to vacate the property immediately. CANCELLATION POLICY: The Lease Agreement is binding once you and the Owner have signed a Lease Agreement. If you then find you cannot occupy the property, through no fault of the owner, you are still responsible for the full payment of this Lease. Upon notification that you cannot occupy the property, our Agency and the Owner will try to re-rent the property. If we are able to re-rent the property, the monies we have received from you, minus our commission, will be returned. If the property is not re-rented, you are responsible for the full payment of the Lease Agreement excluding tax and security deposit.
